Wood Deck FAQs
Is cedar worth the cost?
Yes. Cedar is naturally decay-resistant. So, it needs less maintenance than pine. It also gives your home a premium appearance, making it worth more.
Are wood decks eco-friendly?
Absolutely. Our wood is sourced sustainably, and we apply sustainable building methods to help you create a beautiful and conscientious outdoor area.
What is the life span of a wood deck in Prairie Village?
Properly taken care of, pressure-treated wood decks can last 15-20 years. Moreover, with skillful construction by professional deck builders in Prairie Village, cedar and hardwoods can last much longer.
Which type of maintenance is needed?
To prevent moisture and sun damage, wood decks must be washed annually and coated every few years. Making quality selections can also minimize maintenance.

Composite Decks in Prairie Village
Composite decking is the ideal option if you desire the beauty without the hassle. It is composed of a mixture of wood fibers and recycled plastic and is designed to resist fading, staining, and weather damage. Thus, keeping your deck looking new for decades.
These decks also provide the best combination of style, durability, and functionality to homeowners who appreciate the low-maintenance lifestyle. To create a unified, contemporary appearance and longevity, you can even pair it with aluminum fences or railing.
Benefits of Composite Decking
- Low Maintenance: No staining, sanding or sealing.
- Durability: Not readily affected by moisture, rot, fading and insects.
- Style Variety: It comes in different colors and textured wood finishes.
- Environmentally-Friendly: Made out of recycled material and is durable.
Composite Deck Design Options
We are leading deck builder experts in this area, as we provide the design that will fit your home and your lifestyle requirements:
- Modern decks with hidden fasteners and smooth edges.
- Additional flair with custom railings in either composite, aluminum or glass.
- Hosting and relaxation with multi-level layouts.
- Convenience and charm through integrated lighting and seating.
Composite Deck FAQs
What is the price of composite decking?
The initial cost is greater than that of wood, but maintenance costs are easily saved in the long run. That is because there is no need for sanding, staining, or re-painting.
Do composite decks wear out?
Professional deck builders use high-quality composites that are UV-stabilized and come with manufacturer warranties against fading and discoloration.
What is the life expectancy of composite decks?
Composite decks have a life span of 25-30 years or even more, almost twice that of a wood deck.
Do composite decks get slippery in wet conditions?
No. Contemporary composite boards are textured and have anti-slip surfaces, making them safe even near pools or after showers.

Deck permits and property requirements in Prairie Village
We handle required city permitting for our deck projects.
We review the proposed design and property information before construction, including the conditions that can change the approved layout.
When a permit is needed
New, enlarged and structurally rebuilt decks need a city permit review. We confirm any limited exemption against the actual design.
How your property affects the plan
Height, coverage and zoning matter. The special allowance for an open, uncovered deck below 30 inches is different from the setbacks for a higher or covered deck.
HOA approval is separate. Bring any HOA guidelines and available survey or plat to your estimate. Utility locating does not establish property boundaries.
Explore Prairie Village deck requirements, diagrams and FAQs
A deck design is affected by more than its size, color and railing style. Height, stairs, setbacks, footings, property conditions, electrical service and whether the deck is covered can all change what must be submitted, built and inspected.
Does a Prairie Village deck need a permit?
Most new, enlarged or structurally rebuilt decks should be reviewed for a Prairie Village building permit. A very small, low and freestanding deck may fall within the residential code's limited work-exempt-from-permit provisions, but exemption from a building permit does not remove zoning, setback, easement or code requirements. A roof, screen enclosure, hot tub or attachment to the house can also change what must be submitted.
The proposed deck must be shown in relation to the house, property lines, easements and other structures. Its distances from the rear and side property lines must satisfy the zoning and property-specific requirements that apply to the lot.
Prairie Village reviews residential construction under the 2018 International Residential Code and the other 2018 model codes adopted in Chapter 4 of the municipal code, together with the city's amendments. Roofs, hot tubs, screen rooms, unusual cantilevers and other nonstandard loads may require additional design information or professional engineering.
When does a deck need railing?
A guard is generally required when the deck’s walking surface is more than 30 inches above the floor or grade below. The measurement is checked at any point within 36 inches horizontally from the open edge. This matters on sloped yards: a deck can be low at the house and still require a guard where the ground falls away.
Residential guards are generally at least 36 inches high, and openings are generally limited so that a 4-inch sphere cannot pass through. Stair guards and the triangular opening beside a stair have their own opening limits.
Basic residential deck-stair requirements
Deck stairs should be designed from the actual finished deck and landing elevations. Small errors can create an unsafe final step or force a redesign during inspection.
Common residential requirements shown for educational purposes. The final design must follow the code and amendments adopted for the project.

Risers and treads
Risers are generally limited to 7¾ inches maximum and treads must generally be at least 10 inches deep. Within one flight, the difference between the tallest and shortest riser, and the deepest and shallowest tread, cannot exceed ⅜ inch.
Handrails
A graspable handrail is generally required on at least one side of a stair with four or more risers. It must run continuously for the full flight and is generally installed 34 to 38 inches above the line connecting the stair nosings.
Stair width
Residential stairways are generally at least 36 inches wide. Handrails and guards must be accounted for when determining the required clear width.
Landings
The deck normally serves as the upper landing. The lower landing must be at least as wide as the stair and extend at least 36 inches in the direction of travel. It must remain stable and properly support the stairs; concrete is common but is not automatically the only compliant material.
Typical Prairie Village residential setbacks
Prairie Village does not have one setback that applies to every home. The zoning district, recorded plat, building lines, easements and lot configuration can all change the answer. The example below uses a standard interior R-1B single-family lot as a homeowner-friendly baseline. R-1B uses a 25-foot rear setback and side yards totaling at least 20% of the lot width, with no individual side narrower than 6 feet. An open, uncovered deck less than 30 inches high may encroach into a required side or rear yard to within 3 feet of the property line. A deck 30 inches high or higher must meet the full applicable setbacks. Building coverage and impervious-surface limits also apply.
Important: This is a representative R-1B example, not an address-specific deck approval. R-1B uses a 30-foot front setback, a 25-foot rear setback and side yards totaling at least 20% of lot width, with a 6-foot minimum on either side. R-1A also uses a 25-foot rear setback but requires at least 7 feet on each side. The special 3-foot property-line allowance applies only to an open, uncovered deck under 30 inches high. Recorded building lines and easements may be more restrictive.

*Actual setbacks can differ because of zoning, lot shape, recorded building lines, plat restrictions, easements, corner or cul-de-sac configuration, floodplain or stream-corridor conditions, approved deviations and whether a deck is covered or uncovered. The property must be checked before final dimensions are established.
Footings, structural loads and covered decks
Deck footings must be sized for the tributary deck area, soil conditions and loads transferred to each support, and must extend to the frost-protected depth required by the adopted residential code. Footings and post connections must also address settlement, lateral movement and uplift. Pier diameter cannot be selected from deck size alone.
A roof, screen room, hot tub, fireplace or other concentrated load can require larger footings, additional framing details or engineering. Footings must remain visible for the applicable inspection before they are concealed or concrete placement prevents the required verification.
Don’t overlook electrical requirements
Exterior receptacles
Exterior receptacles require suitable outdoor equipment and GFCI protection. Attached decks accessible from inside the home generally need a receptacle within the deck perimeter. The electrician confirms the current adopted code, placement and any separate permit or inspection requirements.
Overhead electrical lines
Overhead conductors can limit where a deck, railing, stair or built-in seating area may be placed. A commonly applicable residential clearance is 10 feet vertically above a deck or similar walking surface, but conductor type, voltage, horizontal distance, nearby windows and doors, and the serving utility can change the requirement. The actual lines and final design must be checked before construction.
How Total Home Fence and Deck helps
We evaluate the proposed deck’s size, elevation, stairs, railing, structural loads and visible property conditions before construction begins. We also identify common issues, including setbacks, easements, electrical service and overhead lines, that can affect the design. When a permit is required, Total Home Fence and Deck handles the permitting responsibilities for our project so the homeowner does not have to navigate the process alone.
Prairie Village, Kansas deck permit FAQ
Does every new Prairie Village deck need a permit?
Most new, enlarged or structurally rebuilt decks should be submitted for city review. A limited code exemption may apply to certain very small, low and freestanding decks, but zoning, setback and code requirements still apply. A roof, enclosure, hot tub or house attachment can change the answer.
Does a 30-inch-high deck need railing?
A guard is generally triggered when the walking surface is more than 30 inches above the floor or grade below, measured at any point within 36 inches horizontally from the open edge. A sloping yard can change the result.
When do deck stairs need a handrail?
A graspable handrail is generally required on at least one side of a stair with four or more risers. A stair guard may also be required based on the height above grade.
Can a deck extend into a required setback?
An open, uncovered deck less than 30 inches high may encroach into a required side or rear yard to within 3 feet of the property line. A deck 30 inches high or higher must meet the applicable full setbacks. Recorded building lines, easements, lot configuration and a roof or enclosure can still be more restrictive. Building coverage and impervious-surface limits also apply.
Does HOA approval replace a city permit?
No. HOA approval and city approval are separate. A project may need both.
Will a hot tub or roof change the plans?
Usually. Roofs, screen rooms and hot tubs add loads that can change footings, framing and plan-review requirements. Engineering may be necessary.
