Fence permits and property requirements in Prairie Village
We handle required city permitting for our fence projects.
We review the proposed design and property information before construction, including the conditions that can change the approved layout.
When a permit is needed
New and replacement fences require city approval. A plot plan shows the location, dimensions, materials and design.
How your property affects the plan
Ordinary fences are generally limited to six feet. Decorative front fencing and taller fences have special conditions. The city must confirm corner-lot placement because its handout and online code differ.
HOA approval is separate. Bring any HOA guidelines and available survey or plat to your estimate. Utility locating does not establish property boundaries.
Explore Prairie Village fence requirements, diagrams and FAQs
Prairie Village requires city approval before a fence is installed or replaced. Location, height, openness, the finished side and the relationship to neighboring homes all affect whether a design complies.
Does a Prairie Village fence need a permit?
Yes. All fences require a building permit in Prairie Village. A fence may not be erected, constructed or replaced until the Building Official approves the permit. The application must include a plot plan showing its location, dimensions, design and materials.
New and replacement fences
The permit rule applies to both new construction and replacement fencing. Approval must come before work begins.
Finished side faces outward
If the fence has an unfinished side, it must face into the property. The finished side faces the street or neighboring property.
Location controls the design
Ordinary fences cannot be in the front yard. A limited decorative-fence exception applies, while corner lots have separate street-side setbacks.
Other rules still apply
Property lines, utilities, easements, drainage, deed restrictions and homes-association requirements must also be checked.
Where can a fence go, and how tall can it be?
An ordinary fence may attach to or extend from the front corner of the principal home but cannot project into the front yard. A decorative front-yard fence may be allowed only when it is at least 50% open, no more than 2½ feet high and at least 10 feet from the street right-of-way line.
Typical interior lot: an ordinary fence may start at the home’s front corner and extend toward the rear. Only a qualifying decorative fence may enter the front yard.

Six feet generally
A fence is generally limited to six feet. A fence entirely within the lot’s allowable building setbacks, the area where the main building may sit, may reach eight feet. Tennis-court enclosures may reach 12 feet.
How height is measured
Height is the average from finished grade to the top of the panel. Posts may project no more than eight inches above it. On uneven terrain, the city may average each eight-foot section.
Walls, berms and slopes
A fence combined with a retaining wall or berm receives no extra height. The combined design and fences on slopes must meet the limit along the fence line.
Prohibited types
Barbed wire, electric fencing, razor ribbon and similar fence types are prohibited.
Corner lots need an on-site city check
Prairie Village requires an on-site city check before issuing a corner-lot permit. Its fence handout states a five-foot street-side setback, while Municipal Code 19.44.025(c)(2) specifies private-property placement and at least 18 inches from a public sidewalk. Because these published sources differ, we confirm the approved line with the city for the property.
If the house on the adjoining lot faces that side street, the setback becomes 15 feet or at least one-half of the adjoining home’s front-yard depth, whichever is greater.
Representative corner lot: use the surveyed right-of-way and approved plot plan, not the curb. The neighboring home’s orientation can change the required line.

*The recorded plat, survey, right-of-way, easements, utilities, lot configuration, zoning and private restrictions can change the approved line. An address-specific review is necessary.
Utilities, easements, drainage and through lots
Kansas 811 locates participating underground utilities; it does not mark property lines or every private line. Sprinklers, invisible dog fences and private electrical lines may need a separate private locate.
A fence in a utility easement is at the owner’s risk and may have to be removed for access; neither the utility nor city must replace it. Fencing cannot obstruct natural drainage or adversely affect stormwater flow. If the rear of a through lot is fenced, a gate must provide access to the rear right-of-way.
Special situations need an extra check
Swimming pools
A pool-enclosure fence must satisfy pool-barrier rules in addition to ordinary fence requirements. A normal yard fence is not automatically compliant.
- The pool area must have its required enclosure before use.
- Enclosure gates must be self-closing and have a self-latching device.
- The gate must be secured whenever the pool is unattended.
- Barrier height, openings, bottom clearances, climbability, gate swing and latch placement require review for the specific design.
- If the home, above-ground pool wall, safety cover or another feature will form part of the barrier, confirm that arrangement with the Building Codes Department before construction.
Because these are life-safety requirements and the exact design matters, Total Home Fence and Deck confirms current specifications rather than assuming a standard yard-fence layout qualifies.
Eight-foot fences and unusual conditions
An eight-foot fence qualifies only within the allowable building setbacks. The Building Official may approve minor dimensional deviations for topography, natural features, utilities, meters or trees. Broader exceptions require Planning Commission site-plan review.
Homes associations and deed restrictions
Private restrictions may be stricter about style, material, color, height and location. City approval does not replace private approval, and private approval does not override city requirements.
How Total Home Fence and Deck helps
We review the fence style, height, gates and site conditions before construction, including corner lots, property lines, utilities, easements, drainage and homes-association requirements. We offer wood, aluminum, vinyl and steel fencing, and our wood gates use three-inch metal hinge posts to better handle long-term gate stress.
Prairie Village fence permit FAQ
Does every fence need a permit?
Yes. Prairie Village requires approval before a fence is erected, constructed or replaced.
How tall can a fence be?
Generally six feet. A fence within the lot’s allowable building setbacks may be up to eight feet, subject to city review.
Can a fence go in the front yard?
An ordinary fence cannot. A decorative fence may qualify if it is at least 50% open, no more than 2½ feet high and 10 feet or more from the right-of-way.
What is the corner-lot setback?
The city must confirm the line before issuing the corner-lot permit. Its handout and online code use different standard street-side measurements. Where an adjoining home faces the side street, both identify the greater of 15 feet or half that home’s front-yard depth.
Which way must the finished side face?
The unfinished side faces inward; the finished side faces the street or adjoining property.
Does Kansas 811 mark property lines?
No. Utility locating and boundary surveying are different services.
